Pricing & how we quote

Renovation work from $250 per m² — with a fixed written quote before we start.

Starting rate applies to cosmetic and light-scope work such as flooring, painting and surface refresh in accessible areas. Wet areas, structural work and full renovations are priced higher because of waterproofing, plumbing, electrical and compliance requirements. Every project is quoted individually after a free on-site inspection.

Worked example

Illustrative — not a real client quote

A 6m² main bathroom, full strip-out, mid-range tile and fittings, sits in the $2,500–$5,000/m² band — roughly $15,000–$30,000 before the on-site inspection narrows it down. The exact figure depends on layout changes, waterproofing condition, and finish selections, and it's confirmed in writing before any deposit is taken.

Payment schedule

For work over $20,000, NSW law caps the deposit at 10% of the contract price. Progress payments are tied to completed stages of work, not to dates on a calendar.

We recommend holding an extra 10–15% in reserve for unknowns that only show up once walls or floors are opened — it's common, and it's better to plan for it than be surprised by it.
