We scope the whole project before anything starts: which rooms are in scope, what’s structural versus cosmetic, whether the roof, windows or insulation need attention while walls are already open, and whether staging the work makes sense for your budget and living situation.
From there it’s one fixed written quote covering the full program, with progress payments tied to completed stages — not calendar dates — so what you pay always matches what’s actually finished.

Should I stage the renovation or do it all at once?
It depends on budget, whether you're living on site, and how the structural work connects room to room. We'll lay out both options with real timelines and costs at your inspection — staging isn't automatically cheaper once you account for remobilising trades between stages.
Can we live in the house during a whole-home renovation?
Often yes for staged work, rarely for a full structural renovation done all at once. We'll be direct about which one applies to your project before you commit, not after demolition starts.
Who handles council approvals?
We advise on what's needed — DA, CDC, or neither — and can coordinate the approvals process as part of the project. Structural and second-storey work almost always needs engineer's drawings; we'll tell you early if that applies.
