A classic whole-home renovation in Berala, Sydney — the brief our client came to us with, what our licensed team found once the on-site inspection was done, the work carried out, and the result.
The problem
A growing family had outgrown a 1960s three-bedroom home with a single bathroom, ageing wiring, and no insulation — a common starting point for whole-home renovations in Sydney's established middle-ring suburbs, where the original footprint no longer fits how the family actually lives.
What we found on inspection
The roof structure could support a partial second-storey addition over the existing footprint, which meant a Complying Development Certificate pathway was possible rather than a full Development Application — a significant factor in both timeline and cost that we confirmed before finalising the scope. Wiring throughout the ground floor did not meet current standards and needed full replacement, not just an upgrade in the renovated areas, which we flagged and quoted as part of the same program rather than a separate job later.
What we did
Second-storey addition adding two bedrooms and a bathroom, full re-wire of the existing ground floor to current standards, new ceiling and wall insulation throughout, and a renovated kitchen and main bathroom to match the new upper level. Structural work was carried out to engineer's drawings, with council sign-off obtained at each required stage.
Outcome
Four bedrooms and two bathrooms from the original three-bedroom, one-bathroom footprint, with the whole house re-wired and insulated in the same program — avoiding the cost and disruption of doing the electrical and insulation work as a separate project later.
